Durham Country Cottages has set the following conditions for your stay at any of the 3 cottages (Bramble Cottage, Kestrel Cottage and Hazel Cottage).
By booking a stay at Durham Country Cottages you are agreeing to the terms and conditions set out below.
Should you fail to adhere to the Terms & Conditions set out by Durham Country Cottages we reserve the right to refuse entry to the property or reposes the property. In such instance the booking would be regarded as cancelled with no refund available. The owner will not be legally responsible to you, for instance have no obligation to find you alternative accommodation or pay any costs incurred by you by no longer being able to stay in the property.
Arrival and departure
You are able to arrive at Durham Country Cottages anytime after 4pm and you must vacate the property by 10am on the last day of your visit.
You are welcome to arrive at Durham Country Cottages at anytime after 4pm on the start day of your booking, however we kindly request you inform us of your estimated time of arrival in advance. As we are a gated property we must be present to allow you access, therefore if we are not aware of your arrival time, this may cause a delay in you being allowed onto the grounds and into the property.
If you fail to arrive at the property on the start date without prior notice being given, Durham Country Cottages will treat this as a cancellation of your booking and no refund would be possible in this instance.
As we are a gated property upon arrival you will be given both a key for the cottage and fob for the gate. Both the key and gate fob must only be kept and used by members of your party.
Conduct- You and all members of your party agree to the following
- To ensure the property is clean and tidy throughout your stay
- To leave the property in a reasonable condition and similar to how you found it upon arrival
- The property is not to be used for any illegal purpose
- While at the property you must behave in a way that does not break the law
- The property is not to be used for any commercial purpose
- No subletting of the property is allowed
- Guests must not to behave in an anti-social manner, breach the peace or cause any action that will negatively affect others staying at the property
Maximum occupancy
Each property at Durham Country Cottages has a maximum occupancy of 4 people.
You cannot significantly alter the number of children and adults upon/after your arrival from what was originally booked. Furthermore, no individuals may stay at the property who are not accepted as part of the original members of your party
If you wish to receive visitors during your stay, you must have advanced consent of the owner. Furthermore, the owner reserves the right to refuse visitors to the property (or revoke consent) if the frequency of visits will compromise security or disturb other guests.
When any visitors are on the grounds or in the property, you are responsible for them and they must adhere to these Terms & Conditions.
You must not allow any visitors to stay overnight in the property and they must vacate the premises by 10pm.
Pets
Unfortunately, Durham Country Cottages does not accept pets of any kind in any of our properties or the grounds.
No smoking
At Durham Country Cottages we operate a no smoking (including e-cigarettes) policy in all of our properties and smoking is only permitted in the fenced patio area attached to your property. We also kindly ask that all cigarettes are properly and responsibly disposed of (ashtrays not provided).
Damage
By booking with Durham Country Cottages you agree to be liable for any costs due to breakage/damages to the property or its contents during your stay. Durham Country Cottages reserves the right to charge an extra payment to cover such costs.
We expect the accommodation to be left in a reasonable condition on departure. If in the owner’s opinion additional cleaning is necessary, you will be liable to cover such cleaning costs.
Right of entry
The owner/representative may enter the property in special circumstances or in case of an emergency. Although we will attempt to give prior notice, this may not be possible in some exceptional circumstances.
The owner/representative may also enter the property (without prior notice) if any of the Terms & Conditions are breached.
The owner/representative may also enter the property to inspect it, including but not limited to an instance when you have complained about the property or unexpected (but not urgent) work needs to be carried out. In this instance you would be given reasonable notice first.
Unreasonable behaviour
Durham Country Cottages will not tolerate any unreasonable behaviour and the owner reserves the right to refuse entry to the property in the instance that you or any member of you party is likely to act in a way to cause offence to other guests, members of staff or neighbours, or the owner has reasonable belief that you or a member of you party might cause damage to the property or has intent to breach the Terms & Conditions.
The owner may repossess the property anytime during your stay should you, a member of your party or visitors you invite onto the property, demonstrate any unreasonable behaviour. This includes but is not limited to any behaviour that offends other guests, staff or neighbours, negatively impacts other guests stay, or threatens the safety of any guests, staff or neighbours.
